"New House" has been designed by award-winning architects, Roderick James and is an exquisite, stylish and modern property in a commanding position on the Gitcombe estate. The property has been built to the most exacting of standards with a traditional oak frame design which is fully glazed two sides and offers spectacular far reaching views across the majestic rolling countryside.  The property benefits from modern luxuries with underfloor heating throughout the property, designer bathrooms by award-winning Sapphire Spaces and a heat recovery system for the comfort of the guests.  For those less able New House offers full accommodation at ground floor, entry level, in the form of a double bedroom and en-suite bathroom.

Coming & Going:

The property is situated in a spectacular position accessed via a tarmac drive at the top of the estate adjacent to the indoor pool facilities.  It has been designated with privacy in mind and has its own parking for three cars including a space directly outside the ground floor bedroom for accessibility.

Generous, well equipped fitted kitchen with views through the swathes of glass make for a spectacular cooking experience whilst at the same time being able to socialise with family and friends.  Seating for 10 adults is on the solid oak dining table in the centre of the room which gives a sense of balance and calm combined with the soft lighting and warm furnishings.  

Sleeping:

Bedroom one (ground floor - with accessible en-suite) 

Light and spacious room with the character of the oak frame continuing through the building from the main living area.  The room has a luxury accessible en-suite that has been carefully designed to offer the guest ease of access whilst affording them the level of detail and design offered in the other designer bathrooms.

Lower Ground Floor

Oak flooring throughout with underfloor heating provides a clean and calm feel with light and airy rooms painted in Farrow and Ball soft calming tones with the warmth of furnishings and décor designed by local interior designer Holy Keeling Interiors.  These bedrooms benefit from having opening doors on the outside garden letting the outside in.

Bedroom two (master bedroom)

Designed to offer plenty of space with a super king bed with plenty of storage with room for a cot.  Spacious designer en-suite bathroom with large shower, WC, basin and heated towel rail with views from the bathroom window across the private garden and fields beyond.

Bedroom three 

This room has been configured so that it has the option of being either a double or twin bedroom.  It has the sole use of the main bathroom directly opposite which is the largest and most luxurious on the Gitcombe Estate!  This bathroom has a walk-in shower with an Ashton and Bentley designer bath for those wishing to luxuriate.

Bedroom four

A spacious super king characterful room with an en-suite shower and room for a cot.  Direct access from the bedroom leads to the hot tub and outside seating area.

Laundry:

Linen cupboard and utility room

A linen cupboard provides storage for clothes and towels whilst the utility room has a sink with Miele washing machine and separate tumble dryer. 

Outdoors:

Private gardens with far reaching views, outside dining, exclusive use of this private hot tub and barbeque area,.

 Parking: 2/3 Cars can park directly in front of the house. Further space for cars in the general parking area.
